This Tottenham project is proof that you do not always need a large extension to make a dramatic difference. With a thoughtful reconfiguration of the existing layout, a carefully designed rear extension, and premium materials throughout, NGC Build transformed a small, tired kitchen into a contemporary and highly functional open-plan living space.

The Challenge

The existing kitchen in this North London terraced house was small, poorly laid out, and completely disconnected from the garden. The client wanted more light, more space, and a kitchen worthy of their home — but without the budget or disruption of a large-scale structural project.

The key challenge was making the most of a modest footprint extension while completely transforming the feel and functionality of the space. Every design decision had to work hard.

The Extension and Layout Redesign

NGC Build reconfigured the existing ground floor layout before extending at the rear, ensuring the new space would flow naturally from the rest of the house. The new extension opened up the kitchen to the garden with new Velfac windows and a patio door — bringing in light and creating a direct visual and physical connection to the outdoor space.

Structural steels were installed to remove the dividing wall between the old kitchen and the extended area, creating a single open-plan kitchen and dining space that feels far larger than its footprint suggests.

  • Rear kitchen extension with redesigned ground floor layout

  • New Velfac windows and patio door to the garden

  • Load-bearing wall removal with structural steel installation

  • Water underfloor heating for energy-efficient warmth throughout

  • Internal wall insulation for improved comfort and efficiency

  • Full rewire with modernised lighting scheme

The Kitchen Fit-Out

The newly extended layout provided the perfect canvas for a bespoke, modern kitchen fit-out. Custom kitchen units were designed and installed to make the most of every wall and corner, complemented by Havwoods parquet flooring — a material that brings warmth, texture, and a timeless quality to the space.

The combination of the parquet floor, the clean-lined bespoke cabinetry, and the natural light from the new Velfac windows and patio door gives the kitchen a contemporary but characterful feel — exactly what the client was looking for.

  • Bespoke modern kitchen units designed for the extended layout

  • Havwoods parquet flooring throughout kitchen and dining area

  • Integrated appliances for a clean, uncluttered finish

  • Kitchen island for social cooking and family dining

The Result

What had been a cramped, disconnected kitchen is now a bright, open, and beautifully finished space that the whole family uses every day. The garden connection makes the house feel significantly larger than it is, and the quality of the kitchen fit-out means the space genuinely reflects the standard of the rest of the home.

This project demonstrates that a modest but well-executed rear extension — combined with a thoughtful redesign and quality materials — can be just as transformative as a much larger build.
