Location: Forest Hill, South London | Services: Kitchen Side Extension, Kitchen Fit-Out, Structural Works, Internal Renovation

The Forest Hill project is one of our most visually striking — a kitchen side extension that seamlessly blends contemporary design with the traditional charm of a South London terraced home. The result is a space that feels completely at home in the building while being entirely modern in its materials, light, and feel.

The Challenge

This terraced property in Forest Hill had an underused side return running alongside the kitchen — a narrow strip of space typical of Victorian and Edwardian South London homes. The kitchen itself was dark and closed off, with no real connection to the garden and nowhere near enough space for a family that loves to cook and entertain.

The client wanted a transformation that would feel genuinely special — not just a bigger kitchen, but a new heart for the home. Premium materials, maximum light, and a design that would stand out were all key priorities.

The Glass Roof Extension

The defining feature of this extension is its glass roof — a full glazed roof structure that floods the entire space with natural light throughout the day. In a side return extension, where light can often be restricted by neighbouring walls and fences, the glass roof is a game-changer. It transforms what could have been a narrow, enclosed addition into a bright, airy space that feels as open as the outdoors.

The glass roof provides a striking visual contrast against the pitched roof of the original building, giving the extension a clearly contemporary identity while sitting respectfully alongside the period architecture.

IQ Slimline Sliding Doors and Garden Connection

IQ Slimline sliding doors span the rear of the extension, providing unobstructed views of the garden and seamless access to the outdoor space. The slimline frames maximise the glass area, keeping the view clean and open and allowing the maximum amount of natural light into the kitchen — even when the doors are closed.

The Kitchen Fit-Out

With the structure complete, the kitchen fit-out was designed to match the quality and care of the build itself. A bespoke kitchen island takes centre stage — the focal point for cooking, dining, and socialising. Shadow gap skirting provides a subtle but sophisticated detail that elevates the overall finish.

The flooring throughout is Dinesen — one of the most sought-after hardwood flooring brands in the world, known for its exceptional quality and the warmth and character it brings to a space. Combined with the light flooding in from the glass roof and sliding doors, the Dinesen floor gives the kitchen a richness and depth that is genuinely impressive.

  • Glass roof for maximum natural light throughout the day

  • IQ Slimline sliding doors with unobstructed garden views

  • Structural steel installation after load-bearing wall removal

  • Bespoke kitchen island as the centrepiece of the space

  • Dinesen hardwood flooring throughout

  • Shadow gap skirting for a refined, contemporary finish

  • Water underfloor heating for year-round comfort

  • Full rewire with modernised lighting

What Our Client Said

The professionalism and expertise demonstrated by NGC Build were truly remarkable. They took the time to understand my vision for the extension and provided invaluable insights and suggestions to make it even better. Their commitment to quality and attention to detail were evident throughout the project.

The Result

The Forest Hill kitchen extension is a testament to what a side return can become in the right hands. What was once a dark, cramped kitchen and a wasted strip of land beside the house is now a light-filled, beautifully detailed space that is unquestionably the best room in the home.

The combination of the glass roof, IQ sliding doors, Dinesen flooring, and bespoke kitchen island creates a space that is genuinely show-stopping — and that will age beautifully for decades to come.
